Evan Owen makes a good point on con.negligence.However the Courts invariably assume that all clients are of low intelligence who are unable to understand any legal wording unless it is accompanied by a detailed explanation by their solicitor.Hence the fashion for lengthy reports on contract covering every term in the papers which may not be totally clear to a layman.
I think Dominic Cooper has the best solution for busy conveyancers viz once you see something in the documents which will give your client cause for concern you should write to him forthwith to warn him.That way you wont run the risk of forgetting the point when you come to do the ROC.Now we have an instant messaging service in the form of emails this should be a simple thing to do for most clients.
