sep rep is so obviously the right thing for a borrower,buyer there must be an overwhelming reason joint rep has been foisted on the unsuspecting.
No doubt this is why the strangest and most disadvantageous financial products have been sold to individuals. Buyers don't even want to go through the mortgage with the solicitor and want such a document to be "taken as read" because these wonderful "household names" must know what they are doing mustn't they? By the time they reach the solicitor terms are agreed with the lender and insurers and we are expected to get on with completing at a record pace.
The buyer as well as the seller are all looked after in a cosy way by the selling agent and the financial products just flow. The nice estate agent will keep badgering the solicitor as will the parties ....and so the chaos goes on and the conflicts of interest continue. The Law Society will not move on this because it has the CQS to flog
