OMG Dominic has it got that bad? Bring back fixed fees for residential conveyancing at least, and mortgage work, as things were pre 1973. This 'price cutting' seems to be the source of the problem. In France notaries MUST charge 0.9% (they generally act for both vendor and purchaser) plus, PLUS, 1.0% of the amount of the mortgage. So on a transaction at 300,000 Euros with a 200,000 Euro loan their fee is 2,700 plus 2,000, total 4,700 or c. £4,000.

Now that would do away with these 'sharks'.

And the agents' fees are generally 6%...

My only regret is that I did not requalify as a French estate agent...
