Conveyancing today does not involve substantive law and practice. It does not require a qualified experienced solicitor to deal with the procedural matters and IT. It can be done by trained personnel following set procedures. Why? Because this is what the government and the Law Society want. Forget Joe Public whose interests are ignored. There are a few younger people who are IT savvy and will want to find out the position regarding exchange at 4pm on Sunday afternoon but for the majority they still prefer to deal with a solicitor on a traditional basis similar to the last 30 years. That is their expectation. Unfortunately neither the government or the Law Society want this. In spite of the obvious risks they will plough ahead with e-conveyancing and for most of us we will ask is this the sort of work I want to do for the rest of my career. Why not simply pass the conveyancing to the estate agents as part of their selling commission rather than allow some hick solicitor put himself at risk for a few hundred quid. Imagine dealing with your doctor or dentist electronically. No it would not happen. Their profession is still held with high esteem. I am afraid there is no happy future for solicitors continuing conveyancing only more misery expressed in these and othe blogs in the Gazette.
