Having commented on this thread numerous times, I feel there's a distinction to make.

I see nothing wrong in a co-operative between the developer's solicitor and the solicitor being referred the purchase work. That is mutually beneficial to all.

What I cannot abide, and struggle to understand anyone who does other than the beneficiaries, is WHOEVER it may be (agent, IFA, developer) getting commission for referring work. Much like in one's romantic life - there's a reason you have to pay for it.

To reiterate to Mr Wilson, I have seen countless examples of a lack of independence and integrity when it comes to these volume firms and their panel agents. It happens day in, day out. And this work is dealt with by qualified, minimally supervised kids. Whether or not that is the case with his 'preferred conveyancers' I cannot say. I have only dealt with his agents when dealing with honestly acquired clients, so have not been privy to it.

Other agents are completely out of control. It is normally the national ones.
