Anon 23 October 2017 (14.26) , pretty sure its lenders issue, when I used to do residential, we very used to get delays due to reporting material issues, sometimes they do not come up all at once. Lenders could easily get together and unify part 2 and part 3 of CML as we as building society rules (whatever they are now). Lenders are very slow particularly in resolving things. If you want a quick deal cash is the way. I never had a cash deal go longer than 4 weeks.

Solicitors are not charging enough and on top of deal with queries from the client and other party, the agent is inter-meddling trying to get their hands on the commission quickly. Perhaps the regulator relax the SEAL requirements further and then true competition could happen.
