Here are four, relatively simple, ideas that could/should help smooth the way. It will be interesting to see how the list grows.

1. When selling, instruct a solicitor/conveyancer when the property is put on the market so that a ‘pre-contract sale pack’ can be prepared.

2. Create a ‘property logbook’ for every property. This could contain, guarantees, planning permissions, NHBC documentation, Legal Indemnity Policies, and other information and documents unique or relevant to the property.

3. Make buying and selling leaseholds easier and quicker. In particular by regulating Managing Agents and Management Companies etc.

4. Make sure buyers have ‘in principle’ mortgage offers before making an offer.
