Pass immediate simple legislation to

(a) remove the Chancel Repair liability since the Land Registry has never fully accepted that the problem has gone away;

(b) deem many obligations in section 106 agreements incapable of being enforced against individual owners of dwellings on housing developments, since often local councils will not permit such a sensible saving provision to be inserted;

(c) deem all building control infractions unenforceable after x years again to remove uncertainty;

(e) render breaches of environmental legislation unenforceable against individual home owners, since it is ridiculous that home owners face huge potential bills because of the actions and omissions of often huge corporations/developers; and

(f) simplify/improve the wording of SDLT legislation since for example the recent legislation on the surcharge second properties is ridiculously complex.

Most of all the Law Society must lead the debate, to prevent the contamination of the UK conveyancing system by enshrining in statute the crazy idea of dual representation!
