Applications should be checked by the conveyancer before submission. I accept that there are occasions where there are outstanding issues (in particular management company consents) but far too often post completion is left to inexperienced staff, who rely on the land registry to check their work. The vast majority of the requisitions relate to very basic errors: not including a death or marriage certificate, not completing the joint tenancy or tenants in common box, and misspelling the parties names in mortgage and transfer deeds. This is just sloppy and careless. We are professionals and should pride ourselves on doing work carefully and correctly. It's little wonder we get so much hassle from lenders when sending reports on title. If you don't want the embarrassment of being named at the top of the list then complete your applications correctly. The idea is sound, and may serve to bring a change in culture when finalising matters. it is to our benefit.
