Thanks Gillian - I wasn't aware that both First Title and Countrywide have ceased offering cover, but it was available at the time this transaction occurred. I have looked around and haven't found any one else offering cover yet, but will let you know if I do. As you say, there are serious limitations on what can be established, and warning clients of the risk especially relating to unmortgaged higher value properties seems the way forward, and your suggestion to clients is a sensible approach. The fraudsters adapt, so no method is likely to remain foolproof. I did wonder if the Government verify process for HMRC could be used, but I doubt the government will want that exposed to increased risk. The appeal will be heard soon, and we will have to see.
