Mr Newbery, I checked today with HM Land Registry who replied as follows:
'Section 91 of the Land Registration Act 2002 gives the potential for certain electronic documents to be regarded for the purposes of any other enactment as deeds, provided that conditions are met. Some conditions are set out in that section, and others are set out in the Land Registration Rules 2003 (as recently amended by the Land Registration (Amendment) Rules 2018) and notices issued by the registrar under those rules.'
