Your comment, anon @ 16:50 yesterday, demonstrates why conveyancing in the UK has become so adversarial, resulting in ever more being demanded for less by the client and dissatisfaction levels ever increasing. The notaire in France has none of these problems as he/she is there to ensure that the client gets good title to what is being acquired and the government gets all the taxes and fees that it are due to it. The notaires with whom I've dealt also acted as a conciliators between the parties when problems arose, achieving solutions to those swiftly, cost effectively and with high client satisfaction because conciliation generally achieves better outcomes and greater client satisfaction than each party employing personal champions to pursue their demands by adopting entrenched positions. How often is that seen in the UK - with conveyancers fighting their client's corner, regardless of its merit or lack thereof, because they know that if they do otherwise the client will be off to the LeO, SRA and their ilk and the negative consequences of that, whatever the outcome.
