What I would ask is why we did not have these problems in the 1970/80’s. I suppose the answer is apart from planning issues/covenants etc., nothing else formed part of the conveyancing process. Why should conveyancers have to deal with FENSA certificates and guarantees for central heating or kitchen appliances. Conveyancing used to be the transfer of legal ownership of the property not getting snowed under with guarantees or lack of them requiring indemnities bumping up insurance company profits.
