I support Mr Loveridge's comment. I go further. The Land/Charge Certificate should also be restored. The CA must have looked hard for parties to blame. One party off the net is the Government, which ought to, and is a competent party to, prevent the fraud, if not to contribute to the compensation. The Land Registry will have the extra work, but can be funded by an increase in the fee. This is better than solicitors providing for exclusion of liability in contracts. But the duty to check clients remains, including that on selling agents
