My take on this soggy sad saga (adapting from Albert and The Lion) ;


‘The Solicitor had to be sent for.
He came and he said ’What’s to do?’
Buyers said ‘ We’ve lost all monies
And what’s more no property, too’.

Buyers said ‘Right’s right yo’n solicitors
We think it a shame and a sin,
For a solicitor to lose our monies
And after we’ve paid you for t’conveyancin’.

The Solicitors wanted no trouble
And took to report to insurers right away
With a possible view to settle the matter
And buyers said ‘What do they usually pay?’

But buyers had turned a bit awkward
When thought t’where monies had gone
And said ‘No ! Someone’s got to be summonsed’
So that was decided upon.

Then off they went t’ High Court
To plead In front of the Judge chap, right mad
They told him what had happened to monies
And proved it by showing up sad

Railton QC gave his lengthy opinion
That no one was really to blame
And while t’ solicitors could pay, he hoped they
Would have many more clients to their name.

At that solicitors all got proper blazing
‘And thank you, Sir, kindly’ they cuss
‘What waste all our lives doing Conveyancing
To pay ruddy Insurers not us! ‘.

And now not improved by the CA...... more judicial something or other ...retirement anyone ?
