I've long wondered how/why it is that estate agents receive the lion's share of the fees in conveyancing whilst taking on less work and zero risk. I suppose that this is the free market in operation, post-liberalization of legal services. Competition for clients means declining fees means declining allocation of quality/quantity of resource to the services provided to obtain those fees. I would have thought that the internet would have exerted a greater pressure on estate agents to lower their fees, given the sellers' market of recent years and the lack of any qualifications, knowledge or experience required to sell a property. Just goes to show how little I know!
