Does anybody remember the Land Registry's last bold vision to revolutionise conveyancing, whereby we had a "traffic light" system of conveyancing overseen by civil servants?

Think for a moment of the revival of interest in strata style conveyancing, transfers of part, first registrations and the professional glue which holds chain conveyancing together, and I do think the Land Registry is engaged on a digital flight of fancy.

This is quite apart from the impact of this latest initiative on complex commercial conveyancing matters.

This is a moment in time when in theory the Law Society could exercise a leadership role so that the Land Registry's unrealistic ambitions are kept in check, but I am not holding my virtual breath.
