I believe chains are not so commonplace in other countries if they occur at all. Someone should tell Mr. Prior that if people want the advantage of selling and buying the same day, then they have to accept the down sides including the delays caused by chains.

To Julian Maples. I have conducted commercial conveyancing in the past but lately not a great deal, so a year or so ago I attended a seminar aimed at giving residential conveyancers lessons on commercial conveyancing. The course convinced me not to bother trying to attract commercial conveyancing matters. The ethos was completely different. Know the area so as to be able to give clients advice on the market conditions in that area. Make decisions for the clients, don’t burden them with having to make decisions themselves. The old 'take a view' attitude, in other words accept risks for the clients rather than ensuring they have the information to decide for themselves whether to take a particular risks. Indecent haste, aggressive negotiating tactics, macho, unhelpful attitude towards the other party's legal representatives.

And these clients will still want the work done at rock bottom prices. It seems like a recipe for inviting multiple claims against the firm.

I hate dealing with opposite numbers who do a lot of commercial conveyancing because of their attitudes. But I also hate dealing with the incompetent residential conveyancers Julian Maples found when he conducted his residential conveyancing cases. I think I blame the growth of factory conveyancing outfits for that, though unfortunately I find considerable incompetence on the part of some traditional Solicitors too. The very low fees now don’t help. Firms have to take on too much work to pay the wages bill and standards suffer. I have some wonderful reviews on yell.com

but I have to put it down to doing less work/cases than is really necessary to make a living. Will someone also tell Mr. Prior that there is no easy answer to this problem.
