So true - Anonymous 7 November 2018 14:04 GMT - the wrong people are at the table deciding on whether conveyancing needs fixing and the ways to tackle it.

Anonymous 7 November 2018 13:50 GMT - I don't know why you have so many thumbs down - I agree, HIPS (like auction packs) made us ready to exchange within days (especially the ones which gave typical answers to enquiries, now they were clever when you got them) subject to mortgage and survey. Loved them.

But back to 2018 - in more transactions than not it takes a selling lawyer 2 weeks to send out a legal pack (why?! Complete silence for 2 weeks, not even a plan for searches). Then a standard two weeks to reply to enquiries (again why!?).

4 weeks lost, unless we chase them down hard, involving the estate agents. 70% of a file is now spent chasing other lawyers, worse than it has ever been.

Not to mention the triviality of incoming enquiries, some minor (e.g please send us the EPC or please obtain a duplicate of the FENSA or GasSafe certificate which we know the website says is accredited but we want the certificate) to the lack of understanding of the law (e.g we have a lawyer who has pout tools down -tools down!? - because he wants a legal indemnity policy for 2 years into a 6/7 year new build site from a national builder, because of course the roads are not yet adopted. Usual covenant in the TP1.)

I appreciate it attacks vested interests, and the mediocre conveyancer, but please target the quality of WHO is permitted to be a conveyancer!
