The main difficulty with HIPs is they were largely compiled by third party companies, usually pets of the estate agents, who had no understanding of what they were putting together. May as well have asked my dog to do it.

What would have been useful would have been for the Seller's solicitor to have produced the pack and reviewed it. That would have allowed for not only more reliable packs but also for potential issues to be spotted at an early stage.

Sadly it was a disjointed mess where the usual type of interested parties make their way to the trough for feeding time at the expense of the public who ended up paying for a flawed and largely useless document. Bit like estate agent referral fees. Always the consumer who loses.
