What I find most depressing about the position we now mind ourselves in is that the large conveyancing outfits are so poor in terms of service, whereas the small local firms that used to be dotted around the country were, whilst no means perfect, seemed generally on the ball, practical, available and quick.

In the last 12 months, I have had matters where the other side have used cheap but large conveyancing companies who have breached undertakings willingly, aware that the regulators simply don't care about their misdeeds.

It is a shame that this is just the beginning...
