Years ago Iacted for a local council selling a 100 plot development in partnership with a national housebuilder and with the intention of getting as many families off the waiting list and into home ownership

Councllors asked me to do what I could to reduce conveyancing costs

With some difficulty I extracted documents such as the road dedication agreement and bound these into a an indexed comprehensive volume sent this to local solicitors before any plots had been released. The covering letter stated that, while the Council would not recommend solicitors, site office staff would be aware that all local practitioners with an address in yellow pages had this information and should be able to give a prompt and accurate fee quote. It also said that an additional copy of the volume of documents would be supplied for clients

Matters were dealt with on a co-operative (rather than confrontational) basis, everyone hit he developer's time targets and 72 (rather than the expected dozen or so) waiting list families became owner occupiers.

The moral to the story is that developers should do their market research to work out what will make local conveyancers and buyers want work with them in stead of bullying.
