Anon @ 14:27. Just had one where a trainee solicitor told me that it was common practice for me (the seller of the unregistered property with 10 years plus PQE) to register the property before exchange. When I raised it with their training partner I received a response no better in other respects.

Not forgetting the anecdote of a colleague being asked for defective title insurance because what they were selling was unregistered.

There appear to be two growing tiers to conveyancing - those that know how to do it and those that don't - and you are increasing lucky if the lot on the other side are the former.
