What was the point of the Deregulation Act changes then? The safeguards in the DA are already there to prevent landlords from abusing the system, if you cant use s21 then the safeguards are redundant?

Anon 11:05 - what you describe is a retaliatory eviction. If a tenant has complained of disrepair, a LL wont be able to chose to just get rid of them.

Unless the new process is significantly streamlined then the costs to LLs of obtaining possession is going to increase and I wouldn't be surprised if rents see a similar increase to mitigate this costs risk.
