Separate representation and the abolition of referral fees for conveyancing matters is so long overdue to cease conveyancing work from being a commodity for estate agents and banks or building societies to sell to factory firms employing kids on minimum wage because these firms pay back half their fee as a referral fee to get the work.

How can this be in the best interests of the paying public?

I have refused to do mortgage work for the last couple of years. Why should I act for the lender for no fee, accept all the risk for their decision to lend and underwrite the transaction for them? It certainly makes PII renewal easier and cheaper and my clients are not bothered if the lenders solicitors do the mortgage work!

TLS needs to start acting for its members for a change and cease bowing down to the CML and its lender members!!
