To all those again saying that separate representation will solve everything - who do you think the lenders will appoint to act for them? It will of course be precisely the factory conveyancers who we all rightly hate dealing with. So every case where a mortgage is involved will become a lengthy tick box exercise, regardless of the expertise or experience of the solicitor acting for the buyer. At least with the current regime, despite the strictures of the CML Handbook we have some scope to use common sense and initiative. Seprep would make the entire conveyancing process even slower and more expensive - is that really what we want for our clients?
