e-signatures and electronic working are great. We've been using electronic working with little or no paper reliance for seven years, and e-signatures for a couple of months.

E-signatures really are a benefit for clients who want them.

But they won't speed up the conveyancing process as the transfer deed still needs to be signed and witnessed. And the Land Registry's own consultation is that in the near term - after testing and trials - they will allow residential re-mortgage deeds to be executed electronically. And then step by step expand the process. So realistically wet signature deeds will be compulsory for perhaps the next three years.

And when HMLR introduces its own e-signature platform, then people will use that. And not Bumblefidee or whomever else is currently the changer-de-jue du jour.
