Anonymous 1/8 19:49. It isn't the builder's solicitors who set the tight exchange deadlines. They are merely following instructions from the builders. Don't blame the solicitors for following lawful instructions.

Arthur Michael Robinson, builders and estate agents are businesses who want to sell houses. The buyers can pull out of the transaction at any time before exchange and so the motivation is to obtain an exchange as quickly as practicable for business efficiency reasons. Too much pressure from builders can and does cause buyers to walk away. Builders and estate agents use panels because they know that their panel members have the knowledge, experience, resources and determination to move to exchange as quickly as is expedient for the buyers. Provided that the solicitor and broker both do their jobs properly and professionally, then everybody is a winner. No need for a kick back.

The only 'promise of further work' is doing their job properly and efficiently. Like any good high street or Magic Circle firm, a good reputation backed up by performance and word of mouth is the best and cheapest advertising and marketing spend that any business can make and often leads to repeat business.
