Well said Tom Bridge - everything you say makes sense.

If you actually read the DCLG paper, there is to be a new requirement on Estate Agents to disclose referral fees upfront, which will then be monitored for compliance. Our Estate Agency branch network have actually being doing this for years, so such transparency does not frighten us at all.

If ultimately a ban on referral fees came in, we would simply bring all the Conveyancing in house - there is no way that we would stop selling Conveyancing as part of our broad offering.

As Tom says, lets actually focus on fixing the problems, not the sideshows.
