It would help if the clients were a little bit more interested in the process. Despite asking for all guarantees, warranties, permissions and documents etc. that they have relating to their home at the outset of the transaction, I rarely receive what I need. When I have chased the missing documents, the clients say that they never received them from their previous solicitor, that they have looked and they don't have any further information.

Surprisingly, when I say that if they can't provide the missing information, the buyer will need an indemnity insurance policy costing around £ 100.00, they miraculously find the documents that 'they never received'.
