Whole heartedly agree. I have always maintained that a housing court with judges who actually know something about landlord and tenant law would be a start in the right direction.

The Courts themselves are the cause of many problems in that they allow meritless defences to continue and it is a waste of time making an application for summary judgment or striking out the defence because by the time a hearing of an application comes along the trial will have happened.

I have even been told by a DJ when he gave 6 weeks possession order even though he admitted there were no reasons for extending it from 14 days, that he knew I was right but by the time I appeal and it being heard his order would have already taken effect. Explain that one to the Client whilst trying to be polite.

Oh and yes it is always the landlord and his solicitor who is to blame.
