Recently acted for a family selling two residential properties. Family long standing clients of the office over 20 years but now moving over 200 miles away Blackburn. Parents and son both selling up.

When they were in with me they told me they were buying a new build and being a little put out I asked why they did not instruct us on the purchase. The developer/agent told them that they could only use their recommended firm. Full stop. They had wanted to use us but basically rail roaded into using the firm 200 miles away with us acting on their sales 1km down the street. The clients stated that they were told it was obligatory.

Or estate agents refusing to take the property off the market unless the buyer signed up to their preferred online conveyancing factory.

Fair to say we all have similar stories.
