A long time ago I was a high street Solicitor In a country town. I lost countless clients to other local solicitors because the Agents always told prospective clients that I was slow, expensive and unfriendly (to the etate agents of course!). One estate agent told a prospective client trying to find where I practised that I had left the profession and maybe died and that was some 40 years ago! My one time partner became friendly with the director of a National building firm selling retirement homes and he was given prior notice of likely increases in the price so his clients could exchange before the increase - I never rec'd such information. The whole conveyancing system really stinks and perhaps the solicitors who failed to warn their clients of the rent reviews etc in the leases will find themselves either having to foot the compensation claims themselves or at least find it impossible to renew their PI next time. If solicitors had to pay the first several thousands of pounds of any successful negligence claim then the conveyancers might take more care?
