With fees so low why bother advising - unbundle so that you simply deal with the admin/formalities. If they want formal advice on top charge extra. I know, I know, unbundling is risky, but why not if your retainer is good enough you'll be ok.

Mind you, I have seen some bills where the referral fee paid to the estate agency was billed to the client.

I can see it now - conveyancing fees gettiong fixed to say £500. The the average referral fee is found to be around £200 so they ban referral fees and lower conveyancing fees to £300.

Then the estate agents will band together and provide a cut-price service at £150 extra.
