Conveyancing continues to be stressful for both client and solicitor but I think many conveyancers will agree that the situation has become much worse, particularly on completion day since it became the universal practice of lenders to send funds by CHAPS transfer.
Surprisingly, many conveyancers still request the funds to be transferred on the day of completion, which in some cases can mean funds arriving in mid-afternoon or even later and certainly too late to start a chain of completions. Could I prevail on all conveyancers, especially those who act for first-time buyers, to obtain their mortgage funds the day before so that the completion chain can commence early in the day? We should all remember that when we are in a chain, we have responsibilities to those others in the chain.
