Irrespective of diplomatic immunity, how could it possibly be argued that a dispute over the compulsory purchase of land in a foreign country by that state, or the amount that state was prepared to pay for it, can be the subject matter of a case in an English court? However well or badly the state of Qatar conducts its affairs, anything other than throwing the case out would look like an abuse of the comity of nations.

I agree with James Ball on the Ecuadorian embassy, by the way.
