In the days when it was necessary to produce to the sellers solicitors the title deeds to the property this problem was virtually non -existent. A good reason surely to re-establish a land certificate. The writing was on the wall to many experienced practitioners when hi-tech conveyancing was foisted upon us that it was so open to abuse. It's not rocket science but of course like in so many areas these days traditional procedures and values are frowned upon seen as old fashioned and thrown out the window and those of us who are nearing retirement regarded as old buffers but now look what's happened!
