As a conveyancing solicitor who joined after hip, all I know of them is colleagues telling me you could charge a fortune for not doing very much. Also, do these include personal searches? If so, does the indemnity insurance for the inevitable balls up pass on? Or are we to reply solely on the council?

Yes the process isn't perfect, but I am so so bored talking about fensa certificates and if building regulations are needed for conservatories. Maybe as others have said, more emphasis should be on the estate agent to ask and get these rather than the promise of a quick and efficient sale.
