Why must the gut reaction be so negative? If someone suggested PayPal and similar payment systems before they were invented I'm sure many objections could be raised. However, the fact is that they work and work well.

One of the problems with conveyancing is that huge amounts of money are involved and both sides must feel secure that they will receive their side of the bargain. That solicitors control these funds also enables abuse and fraud when unscrupulous solicitors abuse their trust and embezzle the funds. This hurts all of us in the form of higher insurance premiums.

So if a 3rd party can hold the funds, solicitors would still be required for searches, checking the title, raising enquiries and registration. Undoubtedly, some people may choose to do it themselves and good luck to them.

But the principle behind it is sound and the fact that there are issues to be addressed is not an excuse to throw out the proverbial baby with the bath water. We should embrace change not instinctively throw out every good idea.
