I agree with Alan England. The conveyancing process takes as long as it does because there are so many people involved. The people, not the processes, slow things up.

Also, conveyancers have been dragged into every aspect of a sale/purchase unnecessarily. FENSA certificates for example, are no part of the legal title to a property. Mortgage companies, however, require assurances about anything and everything that could, potentially, adversely affect the value of their security and the courts have been complicit in extending what is implied into a retainer to accommodate them.

If there was a requirement for separate representation for mortgage companies, I suspect the vast majority of those issues would fall away.
