Anon 14:25. You forgot

1. the management company involvement (yes, freehold plots can have management companies involved),
2. the extension that was built without planning permission, building regulations approval and restrictive covenant consent,
3. the restriction on title that was left on by the sloppy conveyancer who dealt with the property previously,
4. the fact that the clients don't have any deeds as their previous solicitor never sent them anything when they bought it (allegedly),
5. time involved chasing all of the above and responding to clients who chase every day to see what you've done on their case since they spoke to you yesterday, even though you've told them
6. the fact that the conveyancer on the other side is 'half soaked', hasn't a clue and unnecessarily protracts matters


also, don't assume that just because you're buying one property with a single registered title they are all the same. Last week, I bought in a property whose title took me all of 5 minutes to review as there was nothing at all in the charges register and precious little on the property register. The week before, I had a property that used to form part of a larger former industrial site whose registered title comprises five pages with numerous complex transfers. That alone took three hours to review.
