Anon 14/12 @ 7:50. Their incompetence doesn’t usually extend to anything really actionable. It’s usually unnecessary delays and lack of understanding which leads to unconscionable delays. Also, I have dealt with several sales where the property was originally bought in by a factory firm. I have lost count of the number of title policies that I have had to obtain and the spent restrictions that I have had to remove myself as the file wasn’t dealt with properly by the factory firms. Given the additional cost involved, the clients usually can’t be bothered to pursue a claim against the factory firms.
