I was interested to read Bob Haworth’s comments on bringing back Land Certificates. My experience also indicates that clients want something tangible.
Indeed, some years ago I was applying to the Land Registry to make a small adjustment to a client’s Title and she handed over to me her Land Certificate for that purpose.
Once registration had been completed, I produced the Title Information Document.
She enquired as to the whereabouts of her certificate, and when I explained to her the mysteries of dematerialisation, she protested that, had she known beforehand that her certificate was not going to be returned, she would never have instructed me to make the application in the first place.
