A similar system (bar closing the Land Registry - not quite sure how that would help) we had before - it was called Land Certificates and Charge Certificates - however I am not convinced , even if this were to be introduced, that the criminals, who are always at least one step ahead it seems, will not be able to provide duplicates suitably dog-eared depending on how old they should be....

Even preventing the general public from being able to search the register may not help as again criminals would probably set themselves up as conveyancers and lie their way into being able to search the register as freely as the public can now.

What is more if every landowner were to sign up to the Land Registry alert system, the Land Registry doesn't have the manpower to operate it effectively.

Hard to know what the solution is - and as is often the case - use all the protections you can, appropriate restrictions, signing up to alerts, annually at least obtaining official copies of your title(s), ensuring that you keep a very close eye on tenants (it would be useful to be able to note on the Land Registry that a property is occupied by a tenant (so that anyone looking to buy a property is not going to be taken in by someone just because they are living there) and in most cases you cannot do that at the moment), and try not to have land or property that you do not regularly inspect.
