The agent will provide the EPC to the prospective purchaser, and anyway the EPC can be downloaded free from the register. The title can be downloaded instantly from the Land Registry for £3.00 plus £3.00 for the filed plan (and the same for any copy documents). Searches take only a few days. None of these items cause any, or any significant delays. The problems are nearly all down to chains, or awaiting mortgages, or buyers/sellers just not getting on with it. It is commonplace to blame the lawyers for the delays, but that is usually an excuse. Not got your mortgage sorted? Don't tell the seller, say your lawyers are holding things up. Lost your sale? Don't tell the seller of your new property, say the lawyers are holding things up. Hands up those lawyers reading this who have never had a client who has told you that you need to go slowly, for one reason or another to do with the client's own needs, but that you must not let the other side know. You abide by the client's instructions, and take all the flak.
