VT Jordan (see [2004] Gazette, 13 May, 15) says that Land Registry does not issue a copy of the title plan on completion of a registration.

Where an application has resulted in the creation of a new title or where an application affecting the whole of a registered title involves a change to the title plan, we issue copies of both the register and the title plan.

However, the vast majority of applications for registration affect the whole of the land in a registered title and do not result in any change to the title plan. On completion of those applications, we issue only a copy of the register.

The copies are issued so that solicitors may compare them with the official copies obtained before completion of the transaction. This allows them to check that we have completed their applications correctly.

Where there has been no change to the title plan, there is nothing to check - and therefore there is no reason to burden the solicitor with an additional copy of the plan.
