Conveyancing mess

Here is a perfect example of how the financial institutions make a mess of conveyancing.

1 sent a DS1 to a bank on 26 May with the necessary funds to discharge the mortgage.

It was beautifully printed on judicature with all the relevant details.

On 5 July, 1 received a scrappy pre-printed Land Registry DS1/DS2 with the title number and the address hand written in the appropriate blanks.

The address was spelled wrong.

The words 'Please insert' had been written in pencil where the date of the charge and the date of the discharge should have been printed.

The attestation clause was the wrong format and a rubber stamp had been used to overprint the wording.

It was the scruffiest piece of paper 1 have seen for many a year.

However, this is just typical of how many of the financial institutions behave at the moment.

We, as a profession, should not be permitting ourselves to be the scapegoats for the inefficiency of all the other parties which cause problems in the conveyancing process.
